Concrete Sealing in Englewood, CO

Sealwize Denver West seals driveways, walkways, and stamped patios for Englewood homeowners.

Flat concrete gets a penetrating mineral-based sealer that stops it from drinking water; stamped concrete gets a high-end solvent-based sealer, brushed on by hand, that brings faded color back.

We're based in Littleton, and we've worked this corner of the metro since 2009.

Englewood's concrete is older than most of the metro's
Much of Englewood went up in the post-war years, and plenty of its ranches still carry driveways and walkways that are decades old.

Concrete that age has survived a lot of freeze-thaw winters, and the way it finally goes is from the surface down: water soaks in, freezes overnight, and pops the top layer loose a little more every year. That's the spalling and pitting you see spreading on driveways all over town by March.

Replacement is expensive and usually premature. A penetrating sealer on sound older concrete sheds the water before it can freeze inside the surface, which is the single cheapest thing you can do to keep a 50-year-old driveway from becoming a tear-out.

ABOUT
Two products, matched to the surface
Flat grey concrete takes a mineral-based penetrating sealer. It soaks in rather than forming a film, so the surface looks and grips exactly as it did; it just stops absorbing water. Because it penetrates, spraying is the correct application.

Stamped concrete is the opposite job. The color lives under a clear protective coat, and when that coat chalks out, the patio looks ruined when it isn't. We renew it with a high-end solvent-based sealer applied by brush, worked into the pattern's texture at an even depth instead of sprayed across the top of it. That's the difference between a reseal that bonds and one that peels in a season.
What sealing won't fix
Sealer protects sound concrete. It doesn't repair broken concrete. If a slab is heaving, sinking, or carrying structural cracks, you need a concrete repair or leveling contractor first, and sealing comes after.

Todd will tell you which situation you have at the estimate, at no charge, rather than selling you a seal job on a surface that needs something else.

Clear estimates

Our owner writes all estimates so you know how much your project will cost from the start.

My driveway is 40 years old. Is it worth sealing?

If the surface is still sound, yes, and it's the cheapest protection it will ever get. Old concrete that's already spalling badly or heaving is past what a sealer can do, and Todd will tell you honestly which side of that line yours is on.

What does resealing cost?

It depends on square footage and surface condition, so the honest answer is a written estimate, not a guess. The estimate is free, Todd writes it himself, and sealing runs a small fraction of what replacing concrete costs.

Will sealing change how my concrete looks?

On flat concrete, no. The penetrating sealer soaks in with no film, no gloss, and no change in traction. On stamped concrete, yes, in the direction you want: the color and depth come back.

When can concrete be sealed in Englewood?

Late spring through early fall is our busy season, while surfaces are dry and temperatures hold. Fall timing pays off fastest, because the concrete goes into freeze-thaw season protected.
