Stamped Concrete & Patio Sealing in Littleton, CO

Sealwize Denver West reseals stamped concrete and seals flat concrete for Littleton homeowners, and we do it from inside the city. Since 2009, we've brought faded stamped patios back across Littleton, Ken Caryl, Columbine, and Roxborough with a hand-brushed, high-end solvent-based sealer.

If your patio has gone dull, white, or chalky, the concrete under it is almost certainly fine. The sealer on top is spent, and renewing it costs a fraction of tearing the patio out.Todd Johnson, the owner, writes every estimate himself. Free, in writing, before any work starts.

Why stamped concrete fades so fast in Littleton
Littleton sits in full Front Range exposure: high-altitude UV all summer, then months of freeze-thaw cycling where snowmelt soaks into the surface by day and expands by night.

Stamped concrete takes it worst, because the color you paid for lives under a clear sealer coat, and that coat is what the sun and the cycling destroy.

A lot of the stamped patios and pool surrounds in Ken Caryl, Columbine, and the subdivisions off Kipling and Wadsworth went in during the 1990s and 2000s. Those surfaces are now on their second or third reseal cycle, and the ones that look chalky or washed out are simply overdue, not ruined.

Inspection and estimate

Done at your house

We examine the condition of the old sealer, condition of the concrete, written estimate on the spot.

Preparation

Clean and dry

We clean and fully dry the concrete, so the new sealer bonds instead of blushing.

Brushing

Application

We use a brush to work sealer into that texture at an even depth to help your reseal last.

Optional work

For higher traffic and wet areas

If you need more traction around pool decks, hot tub surrounds, and patio steps, we can apply a special coating.

ABOUT
Driveways, walkways, and flat concrete
Flat grey concrete gets a different product: a penetrating mineral-based sealer that soaks in rather than forming a film. Your driveway looks and grips exactly the same afterward.

The difference is that water and winter de-icer bead off instead of soaking in, which is what slows the spalling and pop-outs that show up every spring on unsealed Littleton driveways.

My stamped patio turned white and chalky. Is it ruined?

Almost never. The haze is the old sealer breaking down, not the concrete failing. A proper reseal renews the surface and the color and depth come back with it. If the concrete itself is genuinely damaged, Todd will tell you at the estimate instead of sealing over a problem.

What does resealing cost?

It depends on square footage and the state of the old sealer, so the honest answer is a written estimate rather than a guess. The estimate is free, and Todd writes it himself. Resealing runs a fraction of what tearing out and repouring costs.

Why do you brush instead of spray?

Brushed sealer bonds into the stamped texture. Sprayed sealer sits on top in a thin film, which is why so many reseals around here fail within a season or two. It takes us longer and it's the only way we do it.

When can concrete be sealed in Littleton?

Late spring through early fall is our busy season, while surfaces are dry and temperatures hold steady. Fall timing pays off fastest, because the patio goes into freeze-thaw season protected.
